Built upon the medieval defensive wall of Toffia, this sunny, south facing studio house has been just renovated to a very high standard.
The house has stunning views over the surrounding countryside.
The house has a living space of 30 sq m, a private garden of 35 sq m, and two small storage areas.
The beautiful Mediterranean garden, rich of fresh herbs, lemon tree and a grapevine, overlooks the valley underneath, the green "Monte Buzio" hill and the ancient toffia Church and bell tower.
The house is very bright thanks to its large windows and French doors that open onto the garden. The property boasts Tuscan terracotta tiles throughout, a well equipped modern kitchen with fridge, a compact dishwasher and stove/oven. The spacious bathroom has designer ceramic elements (toilet, bidet, sink and shower) by a famous local ceramic workshop.
The house has double glazed windows and both air conditioning and heating.
Part of the ancient village of Toffia, perched on its own hill, is also visible from here. There is also a stone-built shed with a terracotta tiled roof, which could be used as a gazebo.

Toffia is one of the most unspoilt, lively and better kept medieval hilltop villages in Italy. It is conveniently situated between Rome and Umbria and is full of ancient restored palazzos, churches and small piazzas from which it is possible to admire sweeping views of olive groves and vineyards in the surrounding valleys.
As other villages in the region, Toffia's beauty has not been yet discovered by mass tourism and retains all its authenticity.
Reaching Rome:
- By car: 35 minutes to the Rome's ring road (metropolitan area) via A1 motorway or 50 minutes to the very centre of Rome (Spanish Steps).
- By car and train (park and ride): 15 minutes to Fara Sabina Train Station, then 39 minutes to central Rome (Tiburtina Station).
- By bus from Toffia + train: about an hour in total.
